More chimneys are damaged by water than by fire. 1. A cracked or poorly built crown
The crown is the concrete slab at the very top of the chimney, designed to shed water away from the flue and masonry below. Builder-grade crowns are often too thin and crack within a few years. Once cracked, every rainfall sends water directly into the chimney structure.
2. Damaged or missing flashing
Flashing seals the joint where your chimney meets the roofline. It's a common failure point because it's exposed to constant expansion and contraction. Rusted, lifted, or improperly installed flashing is one of the most frequent causes of ceiling stains near a chimney.
3. A missing or damaged chimney cap
Without a cap, rain falls directly down the flue, saturating the smoke chamber and damper. This also invites animals, which bring nesting debris that blocks drainage and worsens the problem.
4. Porous, unsealed masonry
Brick and mortar are naturally porous. Without a breathable waterproofing sealant, masonry absorbs water like a sponge — and Connecticut's winter freeze-thaw cycles turn that absorbed moisture into cracked, spalling brick over just a few seasons.
